This 40-story apartment building occupies the block between East 56th and East 55th Streets on First Avenue. Erected in the early 1960’s as an affordable residential rental building, it was converted to a co-op in the 1980’s. The building was troubled by masonry and structural problems. The first phase of a multi-year plan addressed comprehensive repairs to the 300 concrete balconies and the balcony railings. The second phase included comprehensive repairs to the masonry façades to eliminate unsafe conditions and address underlying structural and waterproofing issues. Subsequent work included plaza and parking garage waterproofing and accessibility.
